Building is secure, locked , private complex. Front entrance door is by key only. Buzzers at front door, on the outside, alert each individual

owner, of guests. Back entrance accessed by key or personal identification code.



Carports, with assigned parking, are located across the back of the property. Covered Carport is well-lit, with individual lights in each space, plus the backyard lights and building floodlights.



Property is a classic 1950s era gold brick, two story building. The complex, along with its separately owned sister property across the street, has operated as a self-governing cooperative, totally owner occupied/ resident owned since the 1950s.



Property is a Mature Living Cooperative for persons 55 and older.



Cooperative Complex is protected under the Federal Law--designated for persons 55 years and older. To maintain protection, the Complex must have at least 80%, of the individual 14 units, owner occupied --by at least ONE person (the individual owner or one of the owners, if owned jointly) age 55 or older.



Apartment is on the upper level-- the northernmost, a corner apartment.



View looks out on the grounds. Trees surround unit. Bottom crank-out windows allow the windows to remain open, even during rain showers. Many resident squirrels live on the property and can be watched from the apartment windows.



The building has banks of windows in the commons areas, downstairs and up. There are two staircases, one at each end of the halls to access the upper level apartments, common areas, and laundry rooms.



Common areas, stairs, and halls are wide, open, brightly lit, carpeted.



Seating and visiting are in the upper commons area. There are 14 apartments, individually owned and occupied, 7 up, and 7 down.

Basement –there is a large, dry, well lit basement, for storage and storms. The front room of the basement is a commons area. Through another door is the storage area.



All Owners have a personal storage unit, in the basement, to arrange and use as wanted. These are lighted, locked areas.



Utilities: All water, sewer is paid, part of membership. Hot water, for kitchen and bath is also paid. Laundry services are free, part of membership. Two laundry rooms-- one up, one down. Electricity for each unit is paid by unit owner. Gas for each furnace is paid by each owner. Any Plumbing/Electric repairs needed are paid by the Association; shared by adjoining apartment owners; shared by the association and the apartment owner(s); or paid by the apartment owner, depending on the location of the problem, and type of repair needed.



All maintenance, repair, and upkeep, on and in, the cooperative building-- plumbing, electricity; all exterior and interior needs; are paid, part of membership-- includes the commons areas, the roof, outside structure, windows, sidewalks, doors, lawn care, snow removal, maintenance of grounds.



Building taxes, insurance-- all outside hired maintenance and repair costs are paid for-- part of membership.



How does this work



Individual Apartments are bought or sold outright; there is no involvement by the Association in transactions between buyers and sellers.



Cooperative Apartment Purchases do not qualify for financing.



The Cooperative Association-- made up only of the 14 members (individual apartment owners), owns the Cooperative Complex outright, and is self-governing. There are 14 votes for all issues, one per household. All rules, current or changing (other than government requirements for the Organization), determined by member vote.



Once apartments are purchased, there is no further cost except the monthly maintenance dues, which are set by the members. The maintenance payments shared by all members pays for all maintenance, repairs, upkeep, replacements, and all costs needed for building and grounds, plus taxes, insurance, legal fees.



Apartments cannot be purchased as investment property to rent out. NO renters are allowed. These units are meant to be used by their owners.



There is no requirement for time (full-time, part-time, seasonal, second home, etc) members must spend residing in their units. This is a matter of preference, and differs with life situation.



Members are Stockholders. Transfer of Stocks will be done, upon completed transactions. Stockholders can pass the designated apartment ownership (which is the Stockholders share in the Cooperative), down generationally, or can designate other beneficiary. Other names can be added to the Stock Certificate, in the event another person becomes a joint owner, with the current owner, in the future (must be approved by Association).



All potential new owners/ members are required to have excellent credit history. Approval by the Association is required to become owners/members.



Current monthly maintenance fees are $250.00, as voted by members.
